SELLING YOUR HOUSE: OUR TOP 4 TIPS
Selling a house can be a daunting task as we often hear nightmare stories of houses that are on the market for months on end. According to Private Property.co.za the features a prospective homebuyer are looking for differ from age group to age group. One of the most active buying groups at the moment is the millennials (people born between 1980 and 2000). And in essence, people from this group are looking for secure homes that are easy to maintain and require little to no additional work. With this in mind, here are our top four things to do to make your home more attractive to potential buyers.
1. Repair broken things in and around the home, including faulty garage doors
Take time to inspect each and every aspect of your home to find faulty window handles, broken rails, tiles, globes etc. This includes any walls or wood surfaces that need a new lick of paint. Don’t forget to inspect your garage too. Do the doors open and close effortlessly? Make a list and fix everything properly before you put your house on the market.
2. Spring clean the house and garage
A home that is full of clutter and dirt is such an eye sore that it will attract the attention away from everything else your home offers. Again, this is true of the garage as well. People want to imagine living in your home. Make it easy for them by clearing clutter and spring cleaning the entire house from top to bottom. Keep the décor simple and neat. Remember, potential buyers might want to look inside your closets and cupboards to see what kind of space it offers, so be sure to have it all neat and tidy. If you have too much stuff, start packing the things you rarely use in boxes and keep these boxes at a different location (or inside your trailer) during the viewing process. On days when you have viewers be sure that the house is immaculate and fresh smelling. Stage a bit, with fresh flowers in a pretty vase and extra detail.
3. Secure all windows, doors, including the garage doors
With the South African crime statistics being what they are, you cannot skimp out on security features at your home. The basic features such as burglar bars in front of windows, security gates in front of doors, lockable garage doors and proper lighting is none negotiable. Additional security features such as electric fencing, an alarm system etc. will most definitely make your home more attractive to potential buyers.
4. Maintain the garden and backyard
Make sure you garden is well maintained. The lawn must be neatly trimmed, and your garden well looked after. If some of your plants have died during the harsh drought, make an effort to replace these plants with indigenous or drought-resistant plants or trees to fill gaps. If you have a few unused pot-plants plant a few lovely plants in bloom and place pots strategically around the yard to liven things up a bit. Don’t forget the backyard. Clean up any clutter there. If an area of the yard is a muddy nightmare, consider paving it. When doing all your home improvements, make sure your garage complements these changes.
